Triad Service Solutions is seeking a dependable Maintenance Technician to help maintain the safety, appearance, and functionality of an outdoor outlet shopping center.

This hands-on position performs preventive maintenance, repairs, inspections, and troubleshooting throughout indoor and outdoor areas. The ideal candidate is mechanically inclined, safety-focused, and comfortable working outdoors in changing weather conditions.

Essential Duties & Responsibilities

• Perform routine and preventive maintenance throughout the property
• Respond to work orders and maintenance requests
• Inspect common areas, walkways, entrances, and building components for repair and safety needs
• Troubleshoot basic maintenance and equipment issues
• Perform minor plumbing repairs to faucets, toilets, drains, fixtures, and leaks
• Perform basic electrical tasks, including replacing lamps, fixtures, switches, and outlets
• Perform minor carpentry, door, lock, hardware, drywall, and painting repairs
• Maintain interior and exterior lighting
• Repair or assist with outdoor fixtures, furniture, signage, and property surfaces
• Identify and address trip hazards and other safety concerns
• Assist with seasonal and weather-related maintenance
• Safely operate hand tools, power tools, ladders, lifts, and maintenance equipment
• Maintain tools, equipment, supplies, and work areas
• Follow safety procedures and use required personal protective equipment
• Document completed work and inspections as required
• Report equipment issues, repair needs, safety concerns, and repairs requiring specialized vendor support to management
• Perform other duties as assigned

Physical Requirements

Employees may be required to:

• Stand and walk for extended periods
• Bend, stoop, kneel, squat, climb, and reach
• Lift, carry, move, and position up to 40 pounds
• Push and pull tools, equipment, and materials
• Climb and work from ladders
• Operate hand tools, power tools, and maintenance equipment
• Navigate varying indoor and outdoor surfaces
• Work outdoors for extended periods

Qualifications

• Previous commercial, facility, building, or general maintenance experience preferred
• Basic knowledge of plumbing, electrical, carpentry, painting, and general repairs preferred
• Ability to safely use hand and power tools
• Basic troubleshooting and problem-solving skills
• Dependable and punctual with consistent attendance
• Strong attention to safety and quality
• Able to prioritize tasks and respond to changing needs
• Comfortable working indoors and outdoors
• Able to work independently and as part of a team
• Bilingual skills are not required

Work Environment

This position involves indoor and outdoor work throughout an outlet shopping center. Outdoor work may occur in heat, cold, rain, wind, direct sunlight, and changing weather conditions.

Employees may be exposed to moving equipment, electrical components, chemicals, dust, noise, and wet or slippery surfaces. Some work may require the use of approved ladders or equipment at elevated heights.
