Position Overview: The Custodial Site Manager reports to the Regional Account Manager and oversees janitorial operations and staff performance within an educational environment. This role requires strong leadership and experience managing janitorial services to maintain high cleanliness standards and client satisfaction.

Essential Functions: The essential functions of this position include, but are not limited to:

Leadership and Client Liaison

  • Report to the Regional Account Manager, implement initiatives, and serve as the primary on-site liaison with client management.
  • Represent ServiceMaster by Crane IFS in daily, weekly, and ad hoc client meetings and audits.
  • Respond to audit reports and coordinate corrective actions to ensure compliance and meet KPIs.
  • Manage and oversee all aspects of day-to-day operations of assigned site, ensuring client satisfaction and contract compliance.
  • Perform other responsibilities as required to ensure site success.
  • Maintain an active on-site presence, monitoring daily operations and providing real-time, hands-on support as needed.

Staff Management and Development

  • Lead and mentor janitorial staff, regularly inspecting work to ensure high cleaning standards are met.
  • Provide hands-on training to supervisory staff and oversee “train-the-trainer” programs to promote leadership development.
  • Develop and adjust staffing schedules and coverage plans to meet operational demands and budget requirements.

Operational Oversight and Performance Monitoring

  • Monitor and report on contract performance, including financial metrics and service quality.
  • Collaborate with internal teams to optimize operations and drive continuous improvement.
  • Conduct ongoing audits of service performance versus scope and project directives.
  • Complete and submit all reporting requirements on a daily, weekly, and monthly basis.

Inventory, Equipment & Budget Management

  • Work within set budgets for labor and materials, while monitoring labor hours and overtime.
  • Oversee cleaning supplies and equipment, controlling usage, preventing loss, and ensuring proper maintenance and repairs.
  • Monitor, maintain, and order supplies to meet stock level targets and avoid shortages.
  • Maintain on-site equipment and assets to ensure they are in good working order and meet performance expectations.

Safety and Compliance

  • Collaborate with HR and admin teams to ensure smooth onboarding/offboarding, training completion, payroll accuracy, and issue resolution.
  • Ensure full compliance with workplace safety regulations.
  • Be available outside regular hours to address urgent operational or safety issues as needed, remotely or in person.

Qualifications and Physical Demands:

  • Bachelor’s degree in business management, Operations, or a related field preferred.
  • Minimum of 5 years of experience managing janitorial contracts.
  • Bilingual in English and Spanish required.
  • Strong leadership, team development, and performance management skills.
  • Excellent communication and interpersonal abilities to maintain positive client relationships.
  • Proven track record of successfully managing and growing client accounts.
  • Proficiency in Microsoft Office Suite and other relevant software
  • Significant standing, walking, pushing, kneeling, bending, twisting, reaching, squatting, and crawling.
  • Primarily work in educational environments and temperatures, including exposure to heat, cold, and indoor/outdoor conditions.
  • Must be able to lift and/or carry up to 25 pounds frequently.
